This valuable report will help you understand each of the 7 most important factors you need to consider when choosing a Custom Home builder to design and build your dream home.
1. Ensure your builder can provide clear and ongoing communication
Communication between your Supervisor, Client Liaison and yourself needs to be one of the highest priorities to all parties. Being able to have questions answered quickly will help reduce timely delays and mistakes.
At Cachet Homes, you have a Client Liaison consultant who is the same person you have completed your prestart with. She already knows you, your home and the finishes inside and out. The site supervisor and our Construction Manager will arrange to meet you at the property once we reach slab down.
At this site visit, you will receive their phone numbers and gain direct access to them throughout the build. You will continue to have regular conversations with your site supervisor on progress and timeframes, as well as receive fast solutions to any site queries or concerns.
Communication with all parties needs to be one of the highest priorities
2. Choose an experienced local builder if you’re outside the Perth metro
When choosing a local builder, you’re choosing to directly help the community that you are moving into. Having local trades and suppliers readily available removes the need for trips to Perth for selections whilst also assisting to boost the local economy.
When people engage Perth metro builders, they either pass on the daily 2 hours of travel time costs of their regular and proven Perth trades to the client, or choose whatever local trades are still available for work (which are available for a reason). Either way, you don’t get the best value solution.
At Cachet Homes, our long term, loyal and local quality tradespeople live and work within our local community. By using local trades and suppliers, we are able to provide fast and effective build times of the highest quality. Most importantly, most Perth metro builders do not have regular Mandurah tradespeople.

3. Choose a builder with an in-house designer to ensure your building design actually works
By choosing a builder with an In house designer, you remove the complications of having two completely separate parties independently trying to deliver your vision. Whilst there are some fantastic specialist home designers out there, for many it’s their lack of communication or integration with the builder in the design process that often means compromised solutions can occur… meaning certain aspects of their designs don’t actually work when building begins.
They also generally don’t meet their client’s budget parameters. Whilst we design your home to the brief you want, budget is at the forefront of our designer’s mind. Both areas are as important as each other. “Design & Construct” builders with in house designers provide proven building solutions, giving the client peace of mind that the design they sign off on will actually happen.
Here at Cachet Homes, our design team has over 25 years experience in the Peel region Every home design is bespoke and specifically moulded around your design brief and budget overseen (and in most cases completed) by Cachet Homes Director Cliff Kearns.

4. Ensure you get a true ‘fixed price’ with your building contract
When signing a building contract, ensure that you’re entering into a FIXED Price Building Contract. Costly earthworks and other site costs are often left out of building contracts, or have low provisional sums added. This means costly building variation and add on costs, often blowing apart the client’s budget and leaving behind a bitter taste when they should be excited and happy with their pending new home.
At Cachet Homes we only use fixed price contracts. With our extensive experience in the area, we are able to quote the earthworks and site costs into the base build price. Our comprehensive Addenda will outline all your inclusions removing any grey areas. You will know all inclusions before we commence on site.
Due to our low marketing costs and overheads, we are able to keep our prices down and be price comparative to the larger Project home builders.

5. Make a builder’s quality and reputation a key to your decision making
Select a Builder that has a long standing group of tradespeople that they work with, and one that is evolving with the industry. These two factors are key elements to ensuring the quality of home building stays on point. You need to be confident that your builder regularly reviews new products and procedures to improve their final product, as this helps reassure you that they will delivering on their promise.
We have strong relationships with our trades people at Cachet Homes. We have bricklayers, carpenters, plasterers, plumbers, electricians, roof plumbers, ceiling fixers, tilers and painters etc that have been with Cachet for over 10 years, and many have been working for our directors for over 20 years.
Our “continuous and never ending improvement mantra” has lead us to numerous Housing Industry and Master Builders awards, making Cachet the highest award-winning builder based in the Peel Region.

6. A builder’s flexibility is important to getting results you want
With custom built homes, flexibility is a must. With no two homes built the same, the extra detailing and on the spot product and design knowledge is so important to make sure the home construction is effective and efficient. You need to know someone can respond to your questions or concerns, and can vary their approach if need be.
You’re in control at Cachet, your direct contact with your supervisor and client liaison consultant ensures you’re kept up to date with the progress of construction. In the process of a custom home build, it is understandable that clients may have a change of mind here or there, and at Cachet we’re flexible to act on it straight away. If you go on holidays, regular email updates will keep you on the ball so when you arrive home, you know exactly where everything is at.

7. Choose a builder with plenty of genuine referrals, awards and real testimonials
In the world of custom designed homes, you must choose a builder that is highly referred. As every home is different, you need to be confident that people who’ve already gone through the process were actually happy with the outcome. Request examples and real testimonials of other people that have built a similar house to what your planning.
Find out if the builder has been awarded or recognised by their peers (such as MBA or HIA) with awards for their company or for specific homes they’ve built. Whilst there is no guarantee that awards or referrals will mean a perfect build for your home, this goes a long way to minimising the risk of choosing a substandard building firm.
Cachet Homes has grown to be the largest custom home builder in the Peel region, and this has occurred almost entirely off the back of word of mouth referrals from happy clients. We have also had many clients build multiple homes with Cachet, evidence that we deliver on our promises. Clients consistently refer us as the “Go To” building company for any size Custom Home in the Peel region.
